What fixing and listing actually costs
The "just fix it and make more" plan sounds great until you add up the numbers. The money comes upfront and out of your pocket: paint, floors, kitchen and baths, roof, systems. Then comes the time — weeks or months of work and permits — followed by showings, negotiation, and the buyer's inspection. And the risk: overspending on fixes you don't recoup, or the market cooling while you repair.
