It's a fair question, and most distressed sellers don't ask it because they're rushed. Cash home buyers have a bad reputation for a reason — many deserve it. Here's how to verify any PA cash home buyer, including us.

Search PA Dept of StateDishonest buyers don't last long with the BBB. Look at years in business, complaint count, how they responded, and the overall rating. Be especially wary of buyers with a BBB rating below B (We Buy Ugly Houses, for example, is struggling with BBB trust right now).
Fake reviews exist. Look at the content: do reviewers mention specific situations (foreclosure, probate, divorce)? Do they name staff? Do the reviews sound like real people? ABE currently has 5.0★ with 77 reviews — read them, don't just count stars.
This is the biggest trap in the industry. The dishonest buyer promises a high offer to win the contract, then sends a third-party "inspector" who "finds issues" to chop $15,000–$40,000 days before closing. You're too far in to walk. Ask directly: "Is the contract offer exactly the closing offer? Will you put that in writing?" A legitimate buyer will. A wholesaler will dodge.
