Pennsylvania probate runs through the Register of Wills in each county and typically takes 6 to 12 months to fully close. But you don't have to wait that long to sell. The executor or administrator can sell the property mid-probate with appropriate court approval (Petition to Sell Real Estate) and the proceeds go into the estate account for later distribution.
