You're done being a landlord. The tenant hasn't paid rent in months, or has paid but trashed the place, or you've filed for eviction in district court and the calendar is moving slow. You've been doing repairs out of pocket between tenants, your insurance has gone up, and the math no longer works. Selling a tenant-occupied rental on the open market is genuinely hard. Most retail buyers won't take a property with an existing tenant unless they're investors. If you've already filed for eviction in PA (10 days for nonpayment, 15–30 days for other lease breaches before filing), we can close around it. You get out, we take over.

On an occupied rental there's a lot a wholesaler can claim 'wasn't disclosed' to justify a last-minute price chop — hidden damage, undeclared tenant agreements, undisclosed appliance condition.
